Join USGBC National Capital Region at Nixon Peabody for an interactive panel providing insights into the commercial interiors leasing process and the benefits of the integrative process as related to site selection. The panelists will discuss what tenants and design teams are considering when evaluating a building for a LEED-CI project, what buildings need to do to attract tenants, and what property owner concerns are.
The panel will discuss the value of negotiating the lease terms to accommodate unusual elements such as access to roof space for on-site solar generation or for specific accommodations required by green walls, shading systems, plumbing fixtures and energy recovery systems.
Nixon Peabody is the winner of USGBC-NCR’s 2017 Community Leader Award for Innovative Project of the Year, Interior Design. Using the Nixon Peabody project as an example, the panel will also discuss the strategies and tradeoffs in abandoning a traditional hierarchical law firm office layout for a more progressive design that represents a paradigm shift for their firm. Standardizing office sizes created not only an opportunity to send a message of a more egalitarian structure, but doing so also reduced the amount of space the firm had to lease. The brokers will discuss how flexibility on the final size of the premises to be leased can be maintained through the early design process.
The client and design team will also discuss the benefits and drawbacks to using all-glass office fronts, including the impact on acoustics, daylighting, and views to the outside for the majority of staff. Other topics include the health benefits and concerns related to vegetated walls.
